This inventory report has been undertaken by Bridgwater Inventory Ltd. and provides a fair, unbiased and accurate record of the contents and internal condition of the property. It is the responsibility of the landlord and tenant or the respective agents to agree between themselves on the accuracy of this report.
This inventory report has been prepared on the accepted principle that in the absence of comments, an item is free from obvious damage or soiling.
This report has been prepared by an inspector who is not an expert in buildings, furnishings, decorations, woods, antiques or a qualified surveyor.
This report relates only to the furniture and all the landlord’s equipment and contents in the property. It is no guarantee, or report on, the adequacy of, or safety of, any such equipment or contents, merely a record that such items exist in the property at the date of preparing the report and the superficial condition of same.
The inspector will not take meter readings unless the meter is clearly visible within the property or attached to an exterior wall at low accessible level. Bridgwater Inventory Ltd reserve the right not to take meter readings in areas of low light, where there may be a risk to health and safety, or where the location has not been specified by the agent prior to attendance.
Windows throughout the property have not been tested for function or operation. Descriptions are purely based on the superficial appearance of windows, frames and locks. The inspector can accept no liability arising from any failure of the windows or parts thereof to function properly.
Inspectors do not check gas or electrical appliances and give no guarantee with regard to the safety, compliance, or reliability of such items.
It should be noted that inspectors are not required to inspect smoke alarms or carbon monoxide detectors. Where testing does occur, this is limited to pressing the test button to confirm an audible sound only. This does not certify that the alarm or detector is in full working order, compliant with current legislation, or will function correctly during the tenancy. The inventory inspection clerk will not be held liable for any damage or malfunction occurring during sound testing. The client will be informed of any alarms or detectors tested that appear not to emit a sound or display any visible indicator light at the time of inspection.
Bridgwater Inventory Ltd do not assess, advise on, or accept any responsibility for the adequacy, legal compliance, number, type, installation, or positioning of smoke alarms or carbon monoxide detectors within the property. The placement, suitability and compliance of such alarms remain entirely the responsibility of the landlord and/or managing agent. The inventory report merely records the presence and visible condition of alarms at the time of inspection.
In accordance with regulations dated October 2022, smoke alarms and carbon monoxide detectors are to be tested by the landlord or managing agents on the first day of the tenancy. Any testing carried out by the inventory clerk is supplementary only and does not replace the landlord’s statutory obligations.
Please note that the inventory clerks are not responsible for the following: testing showers or taps, testing appliances, moving furniture that is too heavy or large to move or lift, testing electrical items, testing heating systems or radiators, inspecting loft contents, removing and inspecting boxed items – it is the duty of the landlord or tenant to have all accountable items ready to check.
The inspector cannot undertake to move heavy items of furniture or to make searches in inaccessible locations such as loft spaces, cellars, locked rooms and high level cupboards, or to unpack items. Inspectors reserve the right not to inspect outhouses, garages or storage units. Inspectors reserve the right not to handle or move items deemed to be fragile or valuable. In addition, inspectors reserve the right not to handle items that may present a health hazard and to generalise or summarise on such items deemed unsuitable for further inspection.
Cancellation Policy – Bridgewater Inventory
Cancellations made within the same day of an appointment will be subject to a fee of 50%. Should an appointment be cancelled whilst the inspector has already travelled to the property, a cancellation fee of 100% will be applied.
Cancellations made via email or call sooner than 24 hours before an appointment will be processed without penalty.
